Case Study: How Ted & Tracy's RV Campground Booked 26 Reservations in Its First 30 Days

Todd and Stacy Lewer are the owners of Ted & Tracy's RV Campground, nestled in the ranges of Georgia. Neither is a stranger to the vacation rental industry, and they opened Ted & Tracy's in the summer of 2022 with immediate success. Both hold full-time jobs outside the park and have no extra staff. So how did they fill the calendar?

A slice of Heaven on 39 acres

Nine miles from Washington, Georgia, Ted & Tracy's sits in a hardwood forest spanning 39 acres, with Upton Creek running through the property. It features 23 full-hookup back-in sites for RVs up to 45 feet, an Airbnb Jayco RV for rent, 12 creekside tent sites, and one group camping site accommodating up to four tents.

That mix serves just about any style of camper: families, visitors from the nearby military base, and local workers, some of whom stay for weeks or months at a time.

26 reservations in the first 30 days

The original plan was cottage rentals. The Lewers realised there was a better opportunity in an RV park once they saw the demand for a property like theirs in the area. Ted & Tracy's, named for Todd and Stacy's nicknames, opened in July 2022. In their first 30 days they booked 26 reservations through RoverPass.

What comes next

The Lewers have already added a 20ft by 30ft pavilion, with plans for a griddle and wood pellet grills for guests, plus pellets and fuel stocked on site.
