Case Study: How Camp Holly Grew Revenue 5x and Built a Glamping Destination From Scratch

In February 2021, Camp Holly started as a dream on the border of Holly River State Park in West Virginia. What began as a personal retreat for its owner, Xavier, turned into a business offering recreation, community and outdoor exploration. Like most dreams, the journey was not without its challenges.
The dream and the beginnings of Camp Holly
Xavier's goal was simple: create a space that brought people closer to nature and to each other. Located in a small town near Holly River State Park, the campground offers a range of experiences, from four cosy cabins to nine RV spots, plus glamping options including tents and even a retro Volkswagen bus.
When we looked at the map to buy the property, there's Holly River State Park up the street, so Camp Holly seemed to be, you know, a really good fitting name for the spot.
Camp Holly was never envisioned as just another campground. It was built as a place for community, where children could fish for free and families could gather.
The benefit of the business extends beyond just my own personal needs. It really is providing a space for the community, almost like a public park in ways; for people that live there, kids can come fishing for free; it's a meeting place of all kinds of folks, so it was a really great opportunity to create some economic development and prosperity.
The challenge: running a campground you are not standing in
Xavier had another career and often travelled for work. Managing operations remotely while balancing that job meant every phone booking, every availability question and every payment had to reach him wherever he happened to be. The campground needed a system that worked when its owner was three states away.
Growth and community with RoverPass

Since implementing RoverPass, Camp Holly has grown in both bookings and community engagement. The figures below come from RoverPass reservation data covering 2022 to 2024.
33% increase in returning visitors (2022 vs. 2023). 5x growth in overall revenue (2023 vs. 2024). 130% rise in direct bookings through RoverPass (2022 vs. 2023). 58% increase in add-on sales such as firewood and equipment rentals (2022 vs. 2023).
The benefits went beyond financial growth. Camp Holly has become part of the local community, not only as a business but as a gathering place, offering a space for children to fish and families to spend time outdoors where few recreational options existed before.
One of the things that keeps me kind of hanging on is the fact that I am providing such a great service to the community, right, so I think that's really where the benefit lies for me.
The future of Camp Holly
RoverPass's reporting tools let Xavier pull statistics, track performance and make decisions from data rather than memory. He is now considering expanding Camp Holly's offering with more cabins and RV spaces to accommodate the growing number of guests.
RoverPass has helped my business increase bookings year after year; you know, every year we do more, and more, and more, and I believe that's a result of RoverPass. I really do.
Managing Camp Holly remotely is no longer a burden. Adjusting site availability, sharing access with employees or pulling reports can all happen from anywhere, which is what makes running the park alongside another career possible at all.
